Rathdrum Mountain. Native Americans called it Storm King – which anyone who has watched the weather patterns sweeping across its face will understand. Stark, beautiful and majestic, it stands watch over the rambling prairie below. And at the foot of this wild mountain, on the edge of that prairie, lies Selkirk Meadows.

Selkirk Meadows offers mountain views in a natural woodland setting, conveniently located just minutes from the conveniences of Coeur d’Alene and Rathdrum.

“It’s a blend of country living with city amenities,” said Christy Oetken, a Realtor with Windermere Coeur d’Alene Realty, representing Selkirk Meadows. “You don’t usually find that when you’re looking at property.” She and her husband Randy have been selling homes in Selkirk Meadows for three years.

The land from which the neighborhood is carved has been owned by the same family for generations. The Sylte family came to Idaho from the dustbowls of the Dakotas and icy regions of Montana in the 1930’s seeking paradise – and found it in North Idaho. They still raise Limousin cattle on the ranch that has supported their family for five generations.

When the Syltes decided to develop a portion of that ranch about five years ago, their goal was to create a neighborhood that took advantage of the private nature and rural beauty of the area, while providing those conveniences that make life easier. And thus, Selkirk Meadows was born.

All of the homes in this peaceful community are custom-built. You can buy one of the wooded lots and bring in your own builder, or use one that is already constructing homes in the neighborhood.

JRL Developments, Inc. is the premier builder for Selkirk Meadows. President and owner Joe Rumore has been building quality homes in North Idaho for 20 years, and in Selkirk Meadows for three. His houses regularly appear in the Parade of Homes, and has built in Harbor View Estates and on Grandview in Hayden, among other locations.

The 4.5 to 7 acre lots afford naturally treed landscape with native wildlife and vegetation. Land and home packages start at $289,000, and floor plans are a minimum of 1,800 square feet. There are only eight lots left for sale of the 36 that were created during the last two phases of the project. “They’ve been selling like hotcakes,” Christy said.

Although you feel like you’re way out in the country as you walk around Selkirk Meadows, you’re actually quite close to town. “It’s 11 minutes to Subway,” Rumore said.

“It’s unusual to have large acre parcels so close in,” Randy said. “With amenities,” Christy added.

The CC&Rs that protect your investment are easy, Christy said. They are “country-type,” so animals are welcome. You can add a shop, as long as it is “pleasing to look at” – it doesn’t have to match the exterior of the home exactly. HOAs are only $100/year, which cover maintenance of the common areas, including weed control.

The paved roads are plowed and cared for by the county; certified fire protection and garbage service is available. Utilities are underground and include natural gas, which is a lot cheaper than electric or propane heat, Rumore pointed out.

Hooking up to water is inexpensive, running around $900, which is much less than in town, he added. Selkirk Meadows has its own well, so residents get a break on insurance as a result of the good water pressure in the hydrants.

Although the neighborhood is located on the edge of the prairie, you don’t experience the incessant wind that most residents of this area are all too familiar with. All you hear are the sounds of silence – well, except for the rustling of the trees, and the wildlife that populates the area.

Privacy is one of the features the residents most appreciate about Selkirk Meadows. Large treed lots and winding roads create a rural feel. Homes must be a minimum of 100′ from the road, so are tucked into the forest.

“Most communities encourage clustered homes with more common areas,” Randy said. “Here, you actually own the land. You can do whatever you want to with it.”

Everything you need is only minutes away. The town of Rathdrum offers schools, emergency services, medical offices, supermarkets, restaurants, banks, childcare, hardware, clothing and drug stores. The Spokane Valley is only 30 minutes away, Coeur d’Alene is 20, and Post Falls and Hayden Lake are 15.

Once you purchase your lot in Selkirk Meadows, there’s no time limit on when you have to build. But once it’s begun, you have a year to enclose your new home. That ensures that your neighbors don’t have to stare at a construction site for very long.

“Last year we sold a lot of lots,” Christy said. “Many are still working on landscaping their homes. You have to take these things into consideration when you buy bare land.”

So, if you appreciate mountain views, mature indigenous trees, quiet beauty, quality homes, and wildlife at your door, then Selkirk Meadows is the place for you.
